Our "11-month" Punchlist
 This is our "11 month" punchlist, a compilation of items we found plus items found by the professional home inspection, given to Kolter on 06-27-19 (almost 7 months late due primarily to the window problems) with the outcome as of 07-17-19.  

Note that some of the minor items were removed from the punchlist by us & thus considered satisfactory/ completed.  

We want to note that Kolter is now making what we believe is an honest attempt to resolve all of the pending issues as quickly as they can.

Exterior:

1.Check detailing at top of overhead garage door - some installations call for a weep screet above openings.
      Pending - Scheduled for 07-18-19
      07-22-19 Update:  No one showed up.
      08-02-19Update: Kolter assured us that a drip strip rather than a weep screet was installed.
      √ Completed.

2. There is no caulk between other materials and the masonry veneer at windows, doors, and adjacent trim.
      Pending - Scheduled for 07-18-19
      07-22-19 Update:  No one showed up.
      08-02-19 Update:  Pending
      √ Completed.

3. Several gaps and void were observed in the mortar, this can allow water & insects to enter behind the materials and could result in damage. Conduct a thorough inspection of the stone veneer to identify all conditions present and in need of repair then implement corrective action as needed.

      08-02-19 Update:  Pending
      √ Completed.

4. The garage floor apron at the front exterior of the home is cracked and exposed to the elements. Previous efforts to seal this crack were unsuccessful and as such the crack is open and exposed to water penetration.  Overtime this can lead to further damage resulting from the expansion and contraction of the water during the freeze thaw cycle. Cracking and spalling will result. We recommend sealing the crack with an epoxy type resin or other materials that will fill the crack and provide a durable and lasting repair.

      07-22-19 Update:  No one showed up.
      08-02-19 Update:  Resolution - we, not Kolter, will be repairing these cracks by having the entire garage floor sealed by a 3rd party.

5.  Shrinkage gaps or missing caulking were observed on the exterior trim in the following locations:

          1.  Check front porch columns at top
          2.  Check rear left and right corners at the soffit returns
          3.  Check the area where the screen porch meets the home
          4.  Check rear outlet mount block caulk saw over cut.
          5.  Check trim at base of rear center column at screen porch as the trim is loose. Repair.
          6. Trim details at the right front gable left and right sides at the lower roof returns.  Repair.

      07-22-19 Update:  No one showed up.
      08-02-19 Update:  Still Pending.
     √ Completed.

6.  Back porch screen door – vertical closing strip only has one screw at top and bottom.  Need to have additional screws installed along length.

      07-22-19 Update:  No one showed up.
      √ Completed.

7.  Several cracks are visible in the portion of the concrete slab between the ground and siding.  Previous repair attempts to seal have or are failing.  Recommend supplemental repairs using a material will penetrate and seal the crack and reduce the risk of water penetration and the potential for damage.  Check all sides of house & perform recommended repairs.

      07-22-19 Update:  No one showed up.
      08-02-19 Update:  Appears that someone came out and filled the cracks unbeknownst to us.
      √ Completed.

8. A wall section at the upper left & right sides of the home had no kick-out flashing installed where a wall extended past a roof edge. Right front gable at left and right returns.  Repair.
      Pending - Scheduled for 07-18-19
      07-22-19 Update:  No one showed up.
      03-01-20 Update:  Never done by Kolter.

9. Center column outside on back porch is separating from underlying materials.  Repair.
      Scheduled for 07-18-19
      08-02-19 Update:  Still Pending.  
      Unknown Date:  Someone showed up & nailed the board but did not putty, caulk or paint so job is not yet completed.
      Unknown Date:  Someone caulked and painted.
      √ Completed.

10. Lawn dead.  Replace sod and water daily until it takes hold.
     Pending - Scheduled for 07-18-19
      07-22-19 Update:  No one showed up.
      08-02-19 Update: On 07-29-19 we were informed that Kolter would be replacing our entire lawn for the 4th time.  We requested that they wait until spring 2020.
      September 2019:  Kolter layed new sod, entire yard.  Will have to wait until Spring 2020 to see if this lawn survives.

11. Back slope: needs to have evergreen trees & juniper shrubs planted as promised us by Kyle (previous VP of Kolter responsible for the Cresswind Charlotte community).
      Scheduled for 07-18-19
      07-22-19 Update:  No one showed up.
      On 07-29-19, we were informed that Kolter would not be honoring the promise made by their previous VP.  We will be addressing this issue with Mecklenburg County's Erosion Control Specialist. 

12. Windows washed inside and out.
      Scheduled for 07-18-19
      07-22-19 Update:  Complete.  Result:  2 windows still have handprints between the panes of glass, and a 3rd has glue on the surface that the window washers could not remove.
      08-02-19 Update:  The three windows need to be replaced.  After a year and a half, Kolter now has a different option available (that is, to not work with Magnolia again).  Waiting the scheduling of this set of window replacements.
      10-01-19 Update:  All windows were replaced to our satisfaction & were washed inside & out.
      √ Completed.

13. Call Quantum (security company) to have them come out and reset/replace all window sensors due to window replacement activity.
      Pending - Scheduled for 07-18-19
      07-22-19 Update: Kolter told us that Quantum would be here in the morning.  They never showed.  We left for appointments at 3:00 pm, and Quantum showed up.  We spoke with Quantum via phone, and were told that their appointment time with us was "always scheduled for 3:30pm". So because Kolter screwed up, we had to reschedule this service to 07-23-19.
     08-02-19 Update:  Pending - will need to be re-addressed after 3 windows are replaced by Kolter.
     √ 01-10-10 Update:  Completed by Quantum


14. Front porch gutter (same spot as reviewed before) still leaks during heavier rains and the mulch continues to be displaced.  Repair gutter as needed.
      Repaired 07-16-19.  Will verify satisfactorily completion after next heavy rain.
      08-02-19:  Verified that this repair was completed to our satisfaction.
     √ Completed


Interior:

15. Living room above the column near the hall/dining room: sheetrock cracks.  Repair & repaint.
        √ Completed 07-16-19.

16. Right side of Jack & Jill bath: cracked floor tiles.  Repair.  Note concerns about underlying foundation in inspection report.
        √ Completed 07-16-19.

17. Tile in front of bathtub (J & J bath) has raised corner.  Remove and reset tile to flush.
        √ Completed 07-16-19.

18. Jack & Jill bath: Tile needs to be re-grouted in tub surround.
        √  Upon further inspection, we decided this does not need to be done by Kolter.

19. Several interior doors require a stop to keep them in the full open position.  Adjustments & corrective actions required.
        √ Completed 07-16-19.

20. The right back bedroom door hinge was not properly installed.  Repair.
        √ Completed 07-16-19.

21. Living room windows: sash trim on bottom is warping.  Repair.
        √ Completed 07-16-19.

22. Damage to window trim in master bedroom (left side left window) from previous repairs.  Repair.
        √ Completed 07-16-19.

23. Master bath vanity faucet (left sink basin) is loose.  Repair.
        √ Completed 07-16-19.

24. Master bath shower handle loose.  Tighten.
        √ Completed 07-16-19.

25. Master bath floor tile – corners sticking up.  Remove and reset tile.
        √ Completed 07-16-19.

26. Master bath shower: rubber door sweep damaged.  Replace.
        √ Completed 07-16-19.

27. Master Bedroom: wall common to kitchen, nail protruding in baseboard below cable outlet.
        √ Removed by homeowner.

28. Master Bedroom: left window on side wall, protruding nail in window frame needs to be removed, repainted.  (Duplicate of #22)
         √ Completed 07-16-19.

29. Powder room cabinet, beneath sink, has a hole in bottom where cabinet meets floor.  Repair & repaint.
         √  Upon further inspection, we decided this does not need to be done by Kolter.

30. Laundry room door to hallway needs to be sanded & repainted.
         √ Removed by homeowner.

31. Garage entry door needs to be removed, sanded & repainted due to surface damages.
         √ Removed by homeowner.

32. A 20 Amp breaker that services the wall oven is an EATON brand while the panel is manufactured by Square D.  Verify that breaker is rated and UL approved for use in this panel.  We want the name and phone number of electrician who verifies this.
        √ Completed 07-16-19.

33. Paint all window walls marred by window replacement work.
        √ Completed 07-16-19.
